Mid City East Small Area Plan Main Page 


The objective of the Office of Planning’s (OP’s) Mid City East Small Area Plan is to revitalize North Capitol Street and Florida Avenue as thriving retail and pedestrian-friendly corridors, and preserve the individual character of adjoining neighborhoods. The Small Area Plan will guide local planning and development decisions, and identify commercial corridor improvements. Concurrently, the District Department of Transportation (DDOT) is initiating the Mid City East Livability Study, an in-depth companion study on transportation and the public realm to guide neighborhood-scale mobility improvements.

OP, DDOT and a consultant team will work with agencies, community members, property owners and businesses to:

 Realize the collective goals of the planning area, stitched together by major corridors, and develop revitalization, neighborhood conservation, land use, transportation, zoning and public realm recommendations that will improve the quality of individual neighborhoods.

Study Area:
LeDroit Park, Bloomingdale, Eckington, Truxton Circle, Bates-Hanover and parts of Northwest One (Sursum Corda)

Stakeholders and the public will be engaged through the following planning phases:
Phase 1: Plan Intro & Goals
Phase 2: Existing Conditions Analysis
Phase 3: Options & Draft Recommendations
Phase 4: Recommendations & Implementation Strategy
Phase 5: Draft Final Small Area Plan Report for 30-Day Public Comment Period
Phase 6: Council Adoption  of Small Area Plan (anticipated for Spring/Summer 2014)
